Home Foreclosures Down from Last Year in Woburn

A look at real estate data from Massachusetts and Woburn for June 2011.

Foreclosures last month in Woburn were down compared to last year, according to new data released this week.

The trends in Woburn shadow state-wide data, which also shows a drop from around this time last year but an uptick from May, according to the , a real estate industry publishing company.

June was the worst month for foreclosures in Massachusetts since August 2010.

"After months of lenders slowing the foreclosure process, it seems more foreclosures are being pushed through the pipeline," Timothy Warren, CEO of The Warren Group, said in a statement.

Foreclosure petitions, which mark the first step in the foreclosure process, soared to 990 in June, up from 699 in May, according to the data. In Woburn, there were four foreclosures in June.

But the numbers aren't as bad a last yearโ€”there were 2,220 foreclosure petitions filed in June 2010. Woburn had 13 foreclosure petitions filed that month.

A total of 5,415 petitions to foreclose were filed in the Commonwealth in the first six months of 2011, down nearly 60 percent from 13,338 during the same period in 2010, a Warren Group press release said.

"The steep decline in yearly foreclosure activity shows there are still a glut of foreclosed properties on banks' books," Warren said in the press release. "A housing market recovery won't be complete until these foreclosures work through the system."
