Woburn foreclosure rates are following the state-wide trend of dropping.
Foreclosures in February in Woburn were down compared to that month last year, according to new data released this week. The trends in Woburn shadow state-wide data, which also shows a drop from around this time last year, according to the Warren Group, a real estate industry publishing company. Foreclosure petitions - the first step in the foreclosure process in Massachusetts - dropped more than 38 percent in February, the report states. There were 856 petitions, down from 1,394 in February 2012. So far this year, there were 1,796 petitions filed, down 34 percent from 2,727 during the same period last year. Foreclosures in January in Woburn were down compared to that month last year, according to new data released this week. The trends in Woburn shadow state-wide data, which also shows a drop from around this time last year, according to the Warren Group, a real estate industry publishing company. "The number of foreclosure petitions statewide dropped almost 30 percent - declining to 940 from 1,333 in January 2012. Petitions, which mark the first step in the foreclosure process in Massachusetts, have dropped for three consecutive months," the Warren Group states. Home sales are down but the median price of a home is up 12 percent.
Home sales at the beginning of 2013 in Woburn were down compared to the same time period last year. Woburn saw a 70 percent drop in home sales in January, 2013 compared to January, 2012, according to statistic gathered by the Warren Group, the Boston-based real estate and banking information publishers for New England. In January, 2013, Woburn had six homes sales, compared to 20 in January of 2013. The median price of homes sold increased, however. In January, 2013, the median price of sold homes was $355,000, a 12.43 percent increase over the median price of a home sold in January, 2012, which was $315,750. Year shows significant increase in home sales in Woburn.
The year 2012 was good for real estate in the city of Woburn. It was also significantly better than 2011. According to numbers recently released by the Warren Group, Woburn's single-family home sales were up by 60 percent as of November. Condo sales were also up 58.82 percent from the previous year. Woburn's increase in home sales puts it in the same trend as all of Middlesex County, which has seen a 22.41 percent increase in sales between 2011 and 2012. Other towns experiencing an increase in single family home sales in 2012 include: Burlington (43.07%), Lexington (11.76%), Stoneham (29.55%), Winchester (12.22%) and Reading (28.33%).
